Documents Required for a Home Loan in India
Having your paperwork ready before you apply can shave weeks off your home loan approval. Here's what most banks and NBFCs will ask for.
1. KYC documents
- PAN card (mandatory)
- Aadhaar card / passport / voter ID as address proof
- Recent passport-sized photographs
2. Income documents
For salaried applicants:
- Last 3 months' salary slips
- Form 16 / ITR for the last 2 years
- Bank statements for the last 6 months showing salary credits
For self-employed applicants:
- ITR for the last 2-3 years along with computation of income
- Business proof (GST registration, shop license, or incorporation certificate)
- Profit & loss statement and balance sheet, CA-certified
- Bank statements for the last 6-12 months (business and personal)
3. Property documents
- Sale agreement / allotment letter from the builder
- Title deed and chain of ownership documents
- Approved building plan and occupancy/completion certificate (for ready properties)
- Encumbrance certificate confirming the property is free of legal dues
- RERA registration details of the project
Tip: When you buy into a RERA-registered project — as all Ground Realtor projects are — most of the property-side paperwork is standardized, which speeds up your lender's verification.
4. Loan application form
Duly filled and signed, along with the processing fee cheque or online payment. Some lenders also ask for a signed authorization for the credit bureau check.
Keep both physical and scanned digital copies of everything — most lenders now accept the initial submission online, followed by physical verification.
